Summus Capital, a leading real estate investment company in the Baltic region and Poland, has published its annual audited financial statement for 2024, highlighting a year of steady growth, strong portfolio performance, and a key strategic expansion into the Polish market.
In 2024, Summus Capital successfully entered Poland through the acquisition of two premium office properties—Lakeside in Warsaw and React in Łódź — expanding its portfolio to 16 assets across four countries with a total value exceeding EUR 508 million. These acquisitions contributed to stronger rental income, and by year-end, total assets on balance sheet reached EUR 551 million.
The company’s portfolio continued to deliver solid results with an occupancy rate above 98%, a WAULT of 4.96 years, and a stable base of 435 tenants, 74% of revenue coming from anchor tenants. In 2024, the consolidated sales revenue increased by 5.7% to EUR 41.3 million, reflecting the first rental revenues received from Poland.
Summus Capital also strengthened its sustainability track record. Since the launch of its sustainability program, energy consumption across the portfolio has been reduced by 14%, saving EUR 2.2 million in costs. With 88.5% of the portfolio certified under international green building standards, sustainability continues to be fully integrated into both existing asset management and new acquisitions.
The company’s financial resilience was further recognized when Scope Ratings reaffirmed its BB/Stable issuer rating in September. Its EUR 15 million bond issue in summer 2024 was oversubscribed 1.3 times, demonstrating strong investor confidence.
Alongside its real estate activities, Summus Capital remained committed to community engagement, supporting rising tennis talents from the Baltics, including ATP and WTA-ranked players. From 2025, this sponsorship program will expand to include young Polish athletes, reinforcing the company’s presence and values in the region.
“As we look back on 2024, our expansion into Poland stands out as a strategic milestone,” said Boris Skvortsov, Chairman of the Supervisory Board of Summus Capital. “In a challenging economic environment, we focused on long-term value, sustainability, and financial strength. These remain the pillars of our growth going forward.”
